5 Things That Change What Painting Your Irvine Home Actually Costs

Why two houses that look identical from the street get quotes thousands of dollars apart.

The difference is almost never the paint. It is five things, and only one of them is visible from the curb.

1Paintable surface is not your square footage

This is the single most common misunderstanding, and it is the reason two quotes on the same house can look like they are describing different projects.

When a listing says a home is 3,200 square feet, that is conditioned interior floor area. Paintable surface is something else entirely — the actual area a brush or sprayer has to cover. Exterior walls, fascia, eaves and soffits, trim, garage doors, railings, shutters. It is measured elevation by elevation on site.

A two-story home with tall entry volumes and deep overhangs can have far more paintable surface than a single-story home of the same interior footage. A home with extensive stone or brick wainscot can have considerably less. Neither is knowable from a listing.

If a quote arrives without anyone having measured your elevations, it is an estimate of a house in general, not of your house.

2What the stucco is hiding

On stucco — which is most of Irvine — everything you can see when the job is finished was decided before a drop of color went on.

Hairline cracking is normal on stucco and does not mean anything is structurally wrong. But every crack has to be opened, filled and floated to match the surrounding texture, or it telegraphs straight through the new coating within a season. A home with substantial crack repair carries real hours that a home with sound stucco does not.

The same is true of bare substrate. Anywhere the previous coating has failed, chalked or been repaired needs bonding primer before topcoat. This is the line item most likely to be quietly missing from a cheaper bid, and it is the one that decides whether the finish lasts eight years or three.

3How many colors are actually in the scheme

A single-color repaint and a four-color scheme are not the same job, even on the same house.

Every additional color is a separate mobilization: separate masking, separate cut-in by hand, separate dry time before the adjacent surface can be worked. A body-and-trim scheme is standard. Add a contrasting fascia, a front door in a third color, and shutters or a garage door in a fourth, and the labor rises noticeably even though the material cost barely moves.

This is worth knowing before you fall in love with a five-color elevation. It is not that it cannot be done well — it is that it should be priced honestly as what it is.

4Height, slope, and how close the neighbors are

Labor is the majority of any exterior repaint, and access is what decides how much labor a given square foot takes.

Second-story elevations mean staging, ladders or lifts, and slower, more careful work. Hillside lots — much of Orchard Hills sits against the ridge — can mean a downhill elevation that needs scaffolding to reach at all. And in tighter villages like Stonegate, where homes sit close together with minimal setback, containment is not optional. Overspray onto a neighbor’s car, wall or planting is a genuine risk, which means more masking, more shielding, and scheduling around wind rather than against it.

None of that shows up in a square-foot number. All of it shows up in the hours.

5The specification, and what "two coats" actually means

Two bids can both say "two coats" and describe meaningfully different work.

Coating applied too thin, or over-thinned to spray more easily, technically leaves two coats on the wall and delivers a fraction of the intended film thickness. Manufacturers publish a wet-mil spec for a reason. Applying below it is the most invisible way to reduce cost on a painting job, and the homeowner does not find out for several years.

The other variable is method. Spraying alone is faster. Spraying and then back-rolling drives the coating into the stucco texture instead of leaving it bridging on top of it, which is what adhesion and service life depend on. It takes longer, and it is the correct way to do it.
