The Gallaghers walked their house at noon and again after dark. On a Peralta Hills road with no streetlights, those are the only two lights a color is ever seen in.

VIP Home Painting provides estate exterior and interior painting for Peralta Hills in Anaheim, CA — the city's historic estate enclave, where lots run to a one-acre minimum, equestrian use is permitted, and the streets were built without streetlights, curbs or gutters by design. We repaint grand custom homes and Mediterranean villas using Sherwin-Williams Emerald and Duration systems applied with professional Graco and Titan airless equipment. Every project begins with a complimentary consultation in which your actual home is rendered in each candidate palette. Exterior work starts at $4.75 per square foot of paintable surface, itemized line by line, backed by a 2-Year Warranty. Call (949) 418-6461.
The ending first: the Gallaghers’ Newport Beach house in Beverly Hills Resort, with Bronze Coach Pendant lighting, Stacked Stone Veneer accents and a Walnut Wood Garage. Where the only light on a house after dark is the light its owner installs, the lighting carries as much of the result as the color does.
Peralta Hills was laid out to feel semi-rural: one-acre minimum lots, equestrian allowances, and no streetlights, curbs or gutters, by design. Each of those changes the question a color has to answer.
The Gallaghers let the decision sit for years, and three questions were the reason.
How would the body color read from far down the drive, where trim becomes detail? What would the house look like after dark, lit only by its own fixtures? And how could a two-foot sample answer either question for a house that size?
It could not. So the house waited — until there was a way to see it whole, by day and by night, before anything was painted.
Peralta Hills was laid out to feel semi-rural and still does: one-acre minimum lots, equestrian allowances, and no streetlights, curbs or gutters — a design decision, not an oversight. That decision is what makes choosing a color here different.
Across open ground the house is judged from two hundred feet, not twenty. The body color carries almost the whole impression and the trim reads as detail. A white that looks calm on a chip can glare across a long, sunlit wall.
When the sun goes, nothing on the road lights the house for you. What anyone sees after dark is your own exterior lighting on your own color, with nothing in between.
The Gallaghers did the same walk on their own Newport Beach property: the whole front from the far end of the drive at midday, then again under their own fixtures after dark. Two walks, two very different houses — which is why, when they sat down with our design team, the lighting mattered as much as the color.
Pick a direction and tap through the palettes — the home below repaints itself in real time. Our design team does exactly this with the front of your house, at no cost, before anything is scheduled.
The Gallaghers made four decisions, not one — color, lighting, texture and the garage door. Each one changed how the last one looked. Make all four on their house, before you make them on yours.
Pick a style direction, then a palette — your home re-paints itself in real time.
Color is only half of what the street sees after dark.
Fixtures change how a facade reads at night, which is why lighting is the next decision here rather than an afterthought on the invoice.
From minimalist LED slots to wrought-iron lanterns — tap each fixture to see it glowing on your home.
Texture decides how the color behaves.
The same pigment on smooth stucco and on cedar shake is not the same color in your light. That is precisely what a sample board cannot tell you.
Cedar shake, board & batten, or stacked stone — premium material additions layered onto your home.
The last decisions are the ones the street sees first.
A garage door faces the road more squarely than any wall does, and it is the piece most homeowners leave to chance.
Glass-panel garage doors and natural stone for a true luxury transformation.
You have just repainted a Newport Beach estate. Send us the front of your home and our design team renders it in your three closest palettes — the same way you just saw.

No mystery products, no shortcuts. This is the exact system we bring to every Peralta Hills project — in writing, on every itemized estimate.
Five colors that hold their composure on wide, sun-exposed estate walls and still read after dark under your own lighting. Each is shown as a set of three, with a trim and an accent beside it, the way it would sit on the house.
The definitive luxury white — soft, warm, and the most-requested estate body color across Orange County.
Shown as the body, with Pure White SW 7005 trim and Iron Ore SW 7069 accent.
A grounded warm gray for bodies and garage doors that holds its color in bright Southern California light.

The modern deep charcoal — front doors, shutters, ironwork, and full accent volumes.

A warm greige that holds its composure on wide, sun-exposed estate walls where a brighter white would glare.

Every palette here is rendered on your own home before you choose it — you approve a color you have already seen on the house, not a sample.
The house is seen from two hundred feet, not twenty.
On acre-plus grounds the body color does almost all the work and the trim reads as detail. We render the whole front of the house at distance, not just a swatch close up, so you are judging what the road actually sees.
No streetlights means no forgiving light after dark.
Peralta Hills was built without streetlights on purpose. We look at candidate palettes in daylight and against your own exterior lighting, because those are the only two conditions the house is ever seen in.
Custom homes have no standard layout to price from.
Paintable surface is measured on site, one side at a time, and the estimate is itemized line by line. No lump sums and no figure computed from your interior square footage.
A 30-minute in-home consultation, then our design team renders your Peralta Hills home in each candidate palette through our complimentary Custom Visualization Service — before anything is scheduled.
We prepare the complete color submission package for Peralta Hills has its own association, the Peralta Hills Estates Improvement Association. We prepare the design review package as part of the project, working from your association's current guidelines rather than assumptions. — swatches, product data sheets, and a callout for each side of the house — so approval never stalls your project.
Pressure wash, stucco repair floated to match texture, sanding, and bonding primer. Landscaping and hardscape are masked and wrapped before a single gallon is opened.
Sherwin-Williams Emerald applied with Graco and Titan airless equipment at the full thickness the manufacturer specifies, back-rolled on stucco, with hand-cut lines at every transition.
Raking-light inspection of every side of the house, touch-ups before you ask, and a signed walkthrough — backed by our 2-Year Warranty, no questions asked.

A Peralta Hills estate is seen from across an acre by day and only by its own light at night. One photo of the front of the house is all the consultation asks, and it is complimentary, with the itemized estimate included.
