See Your Irvine Home In Every Color Before A Single Brushstroke

Irvine is not one place with one light. Orchard Hills sits against the ridge where afternoon sun pushes warm colors yellow by two. Woodbury’s garden paseos stay filtered and cool. Hidden Canyon takes canyon mornings and hot open afternoons in the same day. The same white behaves like three different colors across those villages, which is why a fan deck decided indoors tells you almost nothing. Choose a direction below and watch a real home change, then let our design team do it with your own elevation.

Choose a style direction, then tap any palette. Watch your home transform in real time — exactly what we deliver in our 30-minute consultation.

The Real Cost of a Wrong Color

The Second Repaint Costs Exactly What the First One Did

$4,000–$7,000
what a typical exterior costs to paint again

A typical Irvine exterior runs four to seven thousand dollars to paint again — the same crew, the same prep, the same weeks of your life, for a color you should have seen the first time. The cost is rarely the paint. It is standing in your own driveway for the next eight years looking at a decision you made from a two-inch card under showroom light.

Almost nobody who regrets their color ever saw it on their own house first. That is the entire reason our visualization is complimentary.

Local market runs $2.74–$4.89. We sit at the premium end, and we say so — the difference is prep, product, and seeing the color first.
Every project includes
  • Complimentary Custom Visualization
  • Pressure wash & stucco repair floated to match texture
  • Sherwin-Williams Emerald & Duration coating systems
  • Graco & Titan airless application, back-rolled on stucco
  • HOA design-review submission package
  • 2-Year Warranty on labor & materials

Paintable surface is not home square footage. We measure the actual surface being coated, and every estimate breaks out prep, primer, coating, trim and accents separately. No lump sums.

Where We Work in Irvine

Every Village Has Its Own Light

We work across every village in Irvine, and they do not share a palette. Guard-gated hillside estates want a different register from garden-paseo townhomes, and design review differs street to street. Choose your village for the architecture, the light, and the colors that actually hold there.

The Irvine Palette

Colors That Fit Irvine Architecture

These three carry most Irvine exteriors, and each one behaves differently depending on which village it lands in. Warm whites flatter clay tile and stone; a grounded greige survives bright inland light without going flat; a deep charcoal makes doors and iron read custom instead of builder-spec.

How an Irvine Project Actually Runs

1

Private Color Consultation

A 30-minute in-home consultation, then our design team renders your Irvine home in every candidate palette — before anything is scheduled.

2

Design Review, Handled

Most Irvine communities require board approval before an exterior color change. We prepare the submission package as part of the project.

3

Estate-Grade Preparation

Pressure wash, stucco repair floated to match texture, sanding, bonding primer. Landscaping and hardscape masked before a gallon is opened.

4

Precision Spray Application

Sherwin-Williams Emerald applied with Graco and Titan airless equipment at full wet-mil, back-rolled on stucco, hand-cut at every transition.

5

Founder’s Walkthrough & Warranty

Raking-light inspection of every elevation, touch-ups before you ask, and a signed walkthrough — backed by our 2-Year Warranty.

How a Project Actually Looks

Prep Is the Finish

On Irvine stucco, everything you can see at the end was decided before a drop of color went on. Pressure wash, crack repair floated to match the existing texture, bonding primer on bare substrate, then Emerald sprayed with a Titan airless and back-rolled so the coating drives into the texture rather than sitting on top of it. Rolling a full exterior is faster for the crew. Spraying is better for the house.

Frequently Asked Questions

Irvine Painting — Your Questions Answered

How much does it cost to paint a house in Irvine?+
VIP exterior work in Irvine starts at $4.75 per square foot of paintable surface — the premium end of the local range, which runs roughly $2.74 to $4.89. Every estimate is itemized line by line: prep, primer, coating, trim and accents priced separately, never a lump sum. Paintable surface is the actual area being coated, which is not the same as your home’s square footage. Call (909) 312-5400 for a walkthrough and an itemized figure.
Which Irvine villages do you serve?+
All of them. We have dedicated pages for Orchard Hills, Altair, Portola Springs, Hidden Canyon, Woodbury and Stonegate, and we work throughout the rest of Irvine as well. Each village has its own architecture, light conditions and design-review process, so the palette guidance genuinely differs between them.
How do your prices compare to other Irvine contractors?+
We are usually more expensive, and we say so plainly. Most painters in this market publish no pricing at all. The difference is in preparation, Sherwin-Williams Emerald and Duration rather than builder-grade product, and seeing the color on your own home before anything is committed. A repaint done twice costs the whole amount again, which is what makes getting it right the first time the cheaper path.
Do you repaint ceilings and interiors, or only exteriors?+
Both. Interiors cover walls, ceilings, trim and crown molding, with full masking and daily clean-up. We also refinish kitchen cabinets — doors and drawers sprayed off-site in urethane enamel, boxes sprayed in place, hardware re-hung square, which produces a factory finish rather than a painted one.
How long does an exterior repaint take in Irvine?+
Most Irvine exteriors are completed in three to five working days, sequenced elevation by elevation so the house stays livable throughout. Larger estates with extensive trim, stone detailing or a full color change take longer. Your schedule is agreed in writing before the crew arrives.
What paint do you use, and why does it matter here?+
Sherwin-Williams Emerald and Duration exterior systems, applied at full wet-mil thickness and never over-thinned. Inland Irvine sun is hard on coatings: builder-grade paint chalks and fades years early, and deep colors in particular fail fast without fade-resistant colorants. All work carries a 2-Year Warranty on labor and materials.
Do you handle HOA and design review approval?+
Yes, as part of the project. Nearly every Irvine village requires approval before an exterior color change. We assemble the submission package — swatches, Sherwin-Williams product data sheets and elevation callouts — formatted for your association’s review. We also paint common areas for associations directly; see our HOA and common-area page.
